When You Sell or Buy, Call Abstracts & Titles, Inc.

When your buyers/sellers have signed the sales contract…NOW WHAT?!?! For any agent, signing the sales contract may seem like the finish line but this is only where we begin!!! From the initial title search to the last signature at the escrow closing, we here at Abstracts & Titles, Inc. want to assist you in making this process easy for both you and your clients. We make it our goal to finish the closing with complete customer satisfaction.

If you’re ready to place an order, you can fill out our convenient online order form. Or you can simply fax the signed sales contract to 618-656-0719. If your client(s) have prior title insurance, they will receive a discount on their new insurance search and commitment. A copy of prior title insurance can be from any title company to be give a discounted rate. If title insurance is from Abstracts & Titles, Inc. it can be referenced by a file number. If you do not know or cannot provide the file number, just indicate your prior title is with Abstracts & Titles, Inc.

Once you have faxed the sales contract or emailed the order to Abstracts & Titles, Inc. you may call our Glen Carbon or Collinsville location to schedule the escrow closing. We try to accommodate all of our customers to the times that work best for them within normal business hours. You tell us when you would like to close and we will make every attempt to accommodate the request

Once Abstracts & Titles, Inc. has received the order, we will begin to process it. After the search is completed and all the requirements are noted, the completed search is presented in the form of a title commitment, which is a typed version of the findings within the search. It includes the names of the current owners and the names of the potential buyers along with a legal description and requirements for closing. Tax information and restrictions and conditions are included in this commitment as well. After the commitment is finished it will be mailed to you at the broker’s office and also include a bill for the services provided. The fees will NOT be paid UNTIL the closing date.

Once the closing date and time has been booked, the closer will contact you, the agent, for any bills to be paid and other information pertaining to the closing. They will also acquire the information to payoff any liens, prepare the HUD or Settlement Statement which includes all information pertaining to the closing and sale costs to complete the transaction. If all parties cannot be present at closing, overnight packages or emails can accommodate your situation at an additional cost.
