Tax Exemptions

Below are a list of available exemptions.  For further information and the forms necessary to apply for these exemptions, please visit the Madison County Website.

Identical or Similar exemptions may be available in other and/or neighboring counties.  Please contact the county’s local assessor office for more information.


General Homestead Exemption

The exemption need only be applied for one time and it remains in effect until the property is sold.

Requirements/Notes:

  1. Owner Occupied – Property that the taxpayer owns and occupies as their principal dwelling
  2. Liable for payment of property taxes
  3. Principal place of residency

General Homestead Exemption of Leasehold Properties:

Apply each year with new application and a copy of the current Lease Agreement. Documenation must be submitted by January 31 of each year.

Brief Eligibility Requirements:

  1. Lessee Occupied
  2. Lessee liable for payment of property taxes
  3. Principal place of residency
  4. Lease Agreement must be for no less than one year (not month to month)
  5. Lease Agreement must expressly state that the lessee is liable for the payment of property taxes

Senior Citizens Homestead Exemption

Owner that is 65 years of age or older must apply each year.

Brief Eligibility Requirements:

  1. Owner Occupied
  2. Liable for the payment of property taxes
  3. 65 years of age or older during the assessment year
  4. Principal place of residency

Senior Citizens Assessment Freeze Homestead Exemption

Owner that is 65 years of age or older must apply each year before July 31st.  If applicant meets certain criteria, they may apply to prevent an increase in the estimate assessed value of their property.

Brief Eligibility Requirements:

  1. Owner Occupied
  2. Liable for the payment of property taxes
  3. 65 years of age or older during the assessment year
  4. Total household income of $55,000.00 or less
  5. Principal place of residency

Person with Disabilities Homestead Exemption:

Available to a disabled person and must be applied for each year.

Brief Eligibility Requirements:

  1. Owner Occupied
  2. Owner liable for payment of property taxes
  3. Disabled or have become disabled during the assessment year
  4. Principal place of residency
